HAZAMA ANDO CORPORATION (“HAZAMA ANDO ” or “the Company”) has completed the Sendai ANDO HAZAMA Building that it had been constructing in Aoba-ku, Sendai. The Tohoku Branch Office relocated to and began operations at the new building on January 29, 2024.
The Company has undertaken various initiatives to realize a carbon-neutral society. Likewise, under the concept of a next-generation, energy-saving office building that enables good health and high productivity utilizing local characteristics, HAZAMA ANDO adopted various environmental technologies for the Sendai ANDO HAZAMA Building, including a ceiling mounted radiant cooling system(Note1)using well water and balconies that also serve to control solar radiation using solar panels.

(1) Facility Management (FM) Business
HAZAMA ANDO is looking to transform its business portfolio into one that balances both flow and stock businesses. In doing so, the Company aims to stabilize earnings in response to changes in business conditions surrounding the construction industry. As the first step in this endeavor, the Company undertook this project to rebuild this building as a hybrid facility that combines office space for the Company and rental housing.
(2) Simultaneously Acquiring Two Different Environmental Labels Using a Building LCA
The Company further expanded upon its previously established building Life Cycle Assessment (LCA) method, and by broadening the assessment scope, it simultaneously acquired the EcoLeaf environmental label and the Carbon Footprint for Products (CFP) environmental label. (Note2)
In contrast to CFP, which only assesses climate change impact, however, EcoLeaf is unique in that it goes beyond climate change to assess multiple environmental impacts, including ozone layer depletion and acidification, using official indexes.
In addition to the building itself, the Company applied LCA under official rules to the building’s facilities and operations, thereby enabling the acquisition of the EcoLeaf environmental label for a building for the first time in Japan (according to research by the Company).
(3) Simultaneously Acquiring Net-ZEB and ZEH-M Oriented Certification
On October 28, 2022, the Company received the highest rank for overall building evaluation under the Building-Housing Energy-efficiency Labeling System (BELS), as well as Net-ZEB certification (at least 100% energy reduction compared to conventional buildings), for the office portion. On the same date, it also received the highest rank for overall building evaluation under BELS, as well as ZEH-M Oriented certification (at least 20% energy reduction), for the rental housing portion.(Note3)
As a mixed-used facility consisting of offices and rental housing, this is the first time a building in Japan simultaneously acquired Net-ZEB certification and ZEH-M Oriented certification (According to research by HAZAMA ANDO).
①Vaulted ceiling mounted radiant cooling system (energy-saving technology)
With the aim of achieving both energy-savings and comfort, HAZAMA ANDO adopted a ceiling mounted radiant cooling system that uses well water drawn locally as a heat source. Before adopting the system, the Company verified and confirmed the concept at its Technical Research Institute, were it designed a system that integrates architectural features, air conditioning equipment, and lighting fixtures.
② Solar power generation using building walls (energy-creating technologies)
Installing solar panels over most of the rooftop area and the south-facing wall ensured the building meets the energy-creating rates required to achieve Net-ZEB. The wall-mounted solar panels installed on the building’s south-facing side will also act as eaves that control solar radiation. Together with private power generators and storage batteries, these solar panels will also function as an emergency power source, and will contribute to ensuring BCP performance as the Company’s local flagship and branch office.
③ Passive energy-saving technology and high-efficiency facilities and equipment
The Company will enhance the insulation performance of the entire building by selecting external wall materials with high insulation performance, reinforcing external rooftop insulation, adopting Low-E double-glazed glass, and reinforcing insulation between dwelling units, and will control solar radiation using eaves and balconies to reduce air conditioning loads. In addition, water heaters and air conditioning units on the apartment floors will use high-efficiency facilities and equipment to achieve energy-saving rates on the level of ZEH-M Oriented certification.
Going forward, the Company will connect operations of this building to future customer proposals while verifying know-how that views the outcomes of ZEB conversion from multiple perspectives, including comfort and BCP performance.

Ceiling-mounted radiant cooling system
Radiant cooling systems directly exchange heat between air conditioning panels and heat sources (human body, etc.) by passing hot or cold water through radiant cooling panels installed in the ceiling. Compared with air-cooling systems, these systems generate less indoor temperature variation and allow air conditioning temperature settings to be relaxed by around 2°C. At the same time, they do not require air conveyance for temperature control, so are highly effective at saving energy. -
